North Street 40B Approved Plans

On January 18, 2024, the Duxbury Board of Health approved the plans for two septic systems for the 40B development on North Street. One system for the two houses near the intersection of North/Keene and one large system for the 14 units on North Street.


Pat Brennen, Amory Engineers, did the peer review for the project and brought up a list of concerns. The day before the meeting Grady Consulting addressed the concerns and made corrections/edits on the plans. Pat Brennen suggested the Board review with the applicant the number of bedrooms per unit. Each unit has three bedrooms and a "bonus space". Pat Brennan thought it was important for the Board to make sure this "bonus space" was not going to be used as a 4th bedroom which would change the septic calculations.


Tracy Mayo, Town of Duxbury Health Agent, provided that the bonus space should not afford privacy and should have an oversized doorway (6 feet+) that opens into another room.


John Baldwin, Applicant, said that he did not intend on finishing this bonus space with insulation or heating and it would be closed off. He said if the homeowner wanted to heat/insulate the space, he would have a large opening for the entry way.


The Board is including in their approval of the project that these are ONLY 3 bedroom units. If the bonus space if finished, it needs to have a large opening that is open to another room.

The project was approved by the Board of Health.


The project was previously approved by the Zoning Board of Appeals in July 2023 and the Conservation Commission in November 2023. The approved project includes 2 single family units in the North Hamlet near the intersection of North/Keene and 14 single family units in the South Hamlet.
