~MassHousing Site Visit Update

MassHousing conducted a site visit on North Street yesterday for the proposed 28 unit 40B development. We greatly appreciated the Duxbury Select Board members Amy MacNab, Michael McGee and Fernando Guitart attending the site visit in-person as they consider their comments on the project. The Board of Selectman are taking public comments on the project now. PLEASE email them at oconnor@Town.Duxbury.MA.US with your concerns! They are listening!


A group of concerned residents attended the site visit to walk the property to better understand the design and placement of the units. Unfortunately, the developer did not stake out the units as requested. They said it was "a request but not a requirement" of the site visit. Density is a major concern. The 20 units would be about 12 feet apart and very close to the road. The 8 units at the intersection of Keene/North would very close to the street and backing up 15 feet to the current Keene Street resident's backyard. The MassHousing representative commented the setback is "generally in line with the area" referencing the farm house at 388 North Street directly across from where the 20 units would be. This farm house was built 200 years ago when the house was part of the original 23 acre farm and before North Street was a road. The placement of this house in relation to the street is specific to the farm house as every other house in the area is well set off the road. Other major concerns include the wetlands, public safety, storm water drainage, public health and nitrogen loading from 28 septic systems.
